A Glenpool Re-Roof Starts With Paperwork

Glenpool, Oklahoma began with a famous oil strike and has since grown into a suburb of about 14,700 people, by the Census Bureau's 2025 estimate. Replacing a roof here is more structured than in many towns nearby, because the city publishes its own roofing requirements sheet and expects contractors to follow it.

This website is not a roofing company. When you reach out, we pass your details to one registered local roofer who works in Glenpool. That roofer inspects the roof at no cost, explains what they found and hands you an itemized price on paper. Whether you hire them is entirely up to you.

Glenpool Homes, Mostly Built After 1970

Glenpool was a small place for decades. The Oklahoma Historical Society counts 770 residents in 1970 and 6,688 by 1990, and the 2020 Census found 13,691. That climb suggests almost every house in town went up after 1970, much of it in waves during the 1980s, 1990s and 2000s. It is an inference from the population figures, but it matches what you see driving the streets.

The 2020 count listed 5,062 housing units, with only 4.2% sitting empty. About 69.3% of homes are lived in by their owners, and the median owner-occupied value is $201,700 (Census ACS, 2020–24). With 5,039 households averaging 2.79 people, plenty of Glenpool roofs cover busy family homes.

Age matters most. A house from a 1990s growth wave may already be on its second set of shingles, and your roofer can tell you how much life is left.

What Glenpool Homeowners Can Request

  • Roof replacement. A complete tear-off and new roof system. Because Glenpool's rule sheet calls for tear-off and new underlayment, a full replacement here means stripping to the deck rather than layering over.
  • Storm and hail damage. An inspection after a spring storm, with photos and written notes you can pass to your insurer.
  • Metal roof replacement. Panels or standing seam for owners who plan to stay put for many years and want fewer re-roofs ahead.
  • Shingle roof replacement. Architectural or impact-rated asphalt, the practical choice on most of the town's post-1970 houses.
  • Roof repair. Small fixes for roofs with years left. Under the city sheet, a repair of 3 squares or less does not need a permit.

Tornadoes and Hail Around Glenpool

Glenpool sits in the same storm pattern as the rest of the Tulsa area. The National Weather Service office for the region places the hail peak between mid-April and mid-May, with a second, smaller rise each November.

The town's tornado record is short but real. The NWS tornado database lists an F3 on April 19, 1981, that formed 1.5 miles south of Glenpool and ran about 10 miles to the south side of Bixby. It was 880 yards wide, killed 5 people and injured 49. On June 9, 1993, a brief F0 touched down inside Glenpool and injured one person.

None of this means your roof is damaged after any given storm. If one passes through, check from the ground for missing shingles or dented gutters, photograph what you see and call your insurer. A roofer can then inspect and write up the findings.

Glenpool's Roofing Permit Rules

Glenpool is one of the few towns in the area with a clear written answer. The city's "Roofing Requirements" sheet says a permit is required for roofing work unless the repair is 3 squares or less. One square is 100 square feet of roof, so nearly every full replacement needs a permit.

  • Contractor-only permits. The sheet says roofing permits "can only be issued to a registered general contractor." Expect your roofer to pull it.
  • Tear-off required. Old roofing comes off, and new underlayment goes down before the new roof.
  • Report hidden damage. If the crew finds damaged decking or rafters, the city must be notified.

Questions go to the Building Division at City Hall, 12205 S Yukon Ave, at 918-209-4610 or Permit@CityofGlenpool.com.

What a Glenpool Roof Tends to Cost

There are no official Glenpool roofing prices, so this site uses online estimators that track the Tulsa area. They are a rough guide, not a quote:

  • Asphalt shingles on a 1,000 sq ft roof, with tear-off and underlayment: about $4,625–$9,250, or roughly $6.61 per sq ft (ContractorPlus, 2026).
  • Asphalt shingles, general: about $5–$6 per sq ft (Homeyou, 2026).
  • Metal roofing, installed: about $6.44–$13.92 per sq ft (Handoff, 2026).
  • Metal roofing, whole roof: about $25,500–$39,600 (Homeyou, 2026).

Local rules shape the bill. A required tear-off removes the cheaper overlay option, the permit work should appear on the estimate, and rotten decking found mid-job adds cost once the city is told. Try the cost calculator for your home's size, or read the roof replacement cost guide.

A Local Option for Glenpool

On November 22, 1905, Robert Galbreath and a partner struck oil at 1,481 feet on a 160-acre lease from Robert and Ida E. Glenn. Within two years about 3,000 people had arrived, and the field has since produced more than 340 million barrels. The town took the single-word name Glenpool in 1908, according to the Oklahoma Historical Society, and incorporated in 1917.

  • A roofer who knows the city rules. Your request goes to someone familiar with Glenpool's permit sheet and inspection steps.
  • Black Gold Days in mind. The three-day festival marks the oil boom, so ask your roofer to schedule noisy tear-off days around it.
  • School-proud families. In 1908 the new district enrolled 250 children and was called "Oklahoma's richest school district." Homes still fill up around those schools.
  • No pressure, no cost to ask. The inspection and written estimate are free.

Good to Know in Glenpool

Do I need a Glenpool permit to fix a few shingles?

Probably not, if the job is small. The city's roofing sheet exempts repairs of 3 squares or less, which is about 300 square feet of roof. Anything larger needs a permit. If you are unsure where your job falls, call the Building Division at 918-209-4610 before work starts.

Can I pull the roofing permit myself?

The city's sheet says roofing permits can only be issued to a registered general contractor, so in practice your roofer handles it. If you plan to do work on your own house, call the Building Division first and ask what applies to you. Do not assume the rule bends.

Can new shingles go over the old layer in Glenpool?

The roofing requirements sheet calls for tear-off and new underlayment, so plan on the old roof coming off. That is not a bad thing. It lets the roofer see the deck, catch soft spots and fix them before they get buried under a new layer.

Has Glenpool had tornadoes?

Yes. NWS records show an F3 that formed just south of town on April 19, 1981, and a weak F0 inside Glenpool on June 9, 1993. Hail is more common than tornadoes, though, and peaks from mid-April to mid-May. An inspection after a big storm is a sensible habit.

Who talks to my insurance company?

A roofer can inspect, photograph and describe the damage in writing, which helps. The claim itself belongs to you, your insurer or a licensed public adjuster. Also note that Oklahoma's HB 1940 (2022) bars roofers from promising to cover your deductible.
